What roofing costs in Wildomar

Ranges rather than prices, because nobody can price a roof they have not stood on. They are here so a quote that is well outside them prompts a question.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free. You are not committing to anything.

Full replacement, typical home$12,500 to $33,000Estimated installed range in Wildomar for a single-family roof.
Per square, architectural asphalt shingle$625 – $975One square is 100 square feet of roof surface.
Emergency tarp-over$400 – $1,200Stops the water tonight. It is not a repair.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Wildomar is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

What a roof looks like as a monthly payment

Straight amortisation on the amount and rate you type in. Nobody is offering you these terms, us least of all — this is the arithmetic so you can check whatever a lender or a contractor does offer.

Prefilled with the middle of the typical Wildomar replacement range. Change it to whatever you have been quoted.

Roofing paper commonly lands somewhere between about 7% and 18% depending on credit and on the programme. Put in the number you have actually been given.

The assumptions, in full

  • A fixed rate, equal payments, and interest compounded monthly. Nothing is deferred and nothing balloons at the end.
  • No down payment, no dealer or origination fee, no prepayment penalty, and no insurance product added on. Real roofing finance often carries a dealer fee, and it is usually already inside the price you were quoted.
  • Promotional "same as cash" and zero-interest offers work differently: the interest is typically owed retroactively if the balance is not clear by the deadline. This table does not model that.
  • The prefilled amount is the middle of the typical replacement range for Wildomar from public cost data. It is not a quote for your roof.

CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$625 – $975$12,500 – $26,50025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$500 – $700$10,000 – $19,00015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$850 – $1,300$17,000 – $35,00025 to 35 years
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,200 – $2,000$24,000 – $54,00040 to 60 years
Clay barrel tileOften salvaged and re-laid over new underlayment rather than replaced.$1,600 – $3,200$32,000 – $86,50050 to 80 years

What moves the number

  • How many old layers have to come off before the new one goes on
  • Ventilation work, if the old roof was cooking itself from underneath
  • Access — a truck that cannot get near the house adds hours to every load
  • Permit and inspection fees, which vary more between towns than people expect
  • Warranty tier, which is really a question about who honours it in fifteen years

Common repairs

Emergency tarp-over$400 – $1,200
Small leak, flashing or a few shingles$475 – $1,300
Valley, chimney or skylight reflash$950 – $2,900
Section replacement, one slope$1,500 – $5,000

How these are worked out. National installed ranges, adjusted for California labour and material costs and for how Wildomar is actually built. They are a sanity check on the quotes you receive, nothing more. No contractor is bound by them.

Extras that turn up on quotes

ItemTypical rangeNotes
Roof inspectionFree – $468Frequently free when it is tied to an estimate. Paid inspections buy you a written report you can hold somebody to.
Tear-off, per layer per square$150 – $279Two old layers costs roughly twice what one does to remove and tip.
Seamless aluminium gutter, per foot$12 – $26Most homes run 160 to 220 feet.
Ridge and intake ventilation upgrade$622 – $2,517The cheapest thing you can do to make the next roof last its full life.
Tile lift-and-relay, per square$659 – $1,281Existing tile comes off, new underlayment goes down, the same tile goes back.
Skylight replacement, each$1,236 – $3,589Cheaper done during a re-roof than on its own afterwards.

Cost questions

Are you a roofing company?

No, and it matters that we say so. We are a referral service, not a contractor. The roofing work, the licence, the insurance and the warranty all sit with the independent company you choose.

What warranty should I expect?

Two separate things. The manufacturer covers the material for its rated life, but only if it was installed to their specification. The contractor covers workmanship, commonly five to ten years, and only for as long as they are trading.

How many contractors will contact me?

Up to three. That is a hard cap, not a guideline. Three is enough to compare and few enough that your phone stays usable.

Should I take the cheapest quote?

Only if it is the same roof. Most large gaps between quotes are scope gaps. Ask the cheapest contractor which of the other quotes items they have left out, and why.

How long should a roof last here?

An architectural asphalt roof is rated for twenty-five to thirty years and, in this climate, tends to land at the lower end of that. Tile and metal go much further, provided what is underneath them is maintained.
